Thanks for taking
the time to consider Pilot's Point Airpark. If you are looking for
a quiet, beautiful setting to build a home where you can economically
live with your airplane, in the company of other aviation enthusiasts,
you are in the right place. To provide some information that should
give you a better idea of just how nice Pilot's Point is, we have
made up a list of frequently asked questions. We hope that it gives
you a good enough idea of Pilot's Point to entice you into contacting
us with your specific questions.
What is the
runway like?
Runway orientation is east-west for the 2600 ft. runway with a gentle
slope to the east (land west and takeoff to the east). The 1900
ft. runway is oriented northwest-southeast with a slight down hill
gradient. Trees are present on the west end of the long runway so
operations east for takeoff and west for landing are required.
Who owns the runway?
The runway is owned by Pilot's Point Airpark Home Owner Association.
Are there
any Associations dues?
Yes, the owners contribute dues for each tract that he owns. The
dues are used for paying the taxes on the runway, maintenance of
the runway and roads in the park, etc. The dues are kept as low
as possible, and this year they were set at $300 per tract. Each
year the needs will be assessed, and the rate will be determined
to meet those needs. We think that these are some of the lowest
association dues anywhere for an airpark.
What about
association rules? Can I live with them?
There is a set of association by-laws, but they are VERY minimal,
and are mostly common sense.
Tracts range in size from .8 to about 3 acres and have electricity.
Access to the runway is either direct from the tract, or by means
of a taxiway. Each tract is individual in character, in that some
are heavily wooded, while others are open meadow.
How heavy is the tax burden in the area?
Taxes are very low by almost anyone's standard. The taxes on the
runway (approx. 7.75 acres) were $121 for the year 2000. The formula
for figuring the property taxes is: 20% of the fair market value
of the property times the millage rate. The current millage rate
is somewhere between 35 and 40. So, a $100,000 property would have
a tax bill of about $800.
What services
are available on the field?
None. No fuel, no repair station, no runway lights, no pavement,
NO HASSLES. But, all of these services are just a few miles away.
The airports in Cassville and Branson have it all.
What about building codes and subdivision restrictions?
There are minimum codes that have to be met, but there are a few
restrictive covenants for the subdivision. They are designed to
maintain the value of the properties, but not overburden the residents.
Mobile homes and live stock are not allowed on any of the tracts
that are available.
What is the surrounding area like?
Within a few miles, there is fishing, golf, and shopping. The quiet
little town of Shell Knob is 3 miles away, with Cassville being
about 15 miles, Branson at 25 miles and Springfield being 50 miles
away. It is situated in the center of the country, making it easy
to travel in any direction to get other parts of the country.
